  • Stamp duty

  • Legal fees for your lawyer

4. What is IMT and how much will I pay?

IMT is the Portuguese property transfer tax and the biggest of the purchase costs. The rate scales with the property’s price and value, so there is no simple percentage that fits every home. Whether it is your permanent home or a second property also affects the rate.

5. Do I need residency to buy a holiday home?

Buying in Portugal can also be a step towards residency later, if that is something you want. It all depends on how you plan to use the property and how you approach living in Portugal.

6. Should I buy through an estate agent?

It helps, and it is free. Agents are paid a commission by the seller, so working with an agent does not add a cent to your cost. A good local agent knows the areas, the neighbourhoods, and the honest difference between a genuine bargain and a hidden headache.

7. What is the buying process, step by step?

It is more straightforward than most buyers expect, and it looks roughly like this:

  3. Sign a promissory contract (promise to buy) and pay a deposit
  4. Give your lawyer time to complete the legal checks
  5. Sign the deed (the public contract) at the notary
  6. Complete registration and receive the keys

The promissory contract is the moment that matters most it secures the property and sets out what happens next, including in a worst-case scenario. Your lawyer makes sure it protects you.

8. Do I need financing, and what are the options?

If you need a mortgage, banks in Portugal lend to residents and non-residents alike. As a rule, a foreign buyer who is not resident can borrow up to around 70 to 80 per cent of the purchase price, depending on the bank and on the property.

The simplest path is often to buy without financing. But many people do take a mortgage, and we can introduce you to banks that will talk through your options in plain language, with no pressure.

9. What about buying a property to renovate?

Renovation projects are a big part of the Algarve market, and a great way to make a home your own. Just allow a little more room in your plan.
